Retail Vitality Rankings 2026 by Newmark

Liked this work from Newmark with its Retail Vitality Rankings 2026, offering an interesting snapshot of how the UK retail landscape is evolving across 1,000 retail locations.
Three findings particularly caught my attention.
1. Retail vitality is not evenly distributed.
Manchester City Centre climbed from 12th to 3rd, Glasgow City Centre from 31st to 11th, and the Trafford Centre from 17th to 10th. Cambridge retained the top position.
These movements raise an important question: what enables certain destinations to strengthen their position while others struggle to keep pace?
2. Retailers are becoming more deliberate about where they invest.
The report highlights a growing focus on fewer, larger stores in stronger locations. Physical expansion is no longer simply about increasing a brand’s footprint. It is about ensuring that each location delivers meaningful commercial value.
3. A retail destination needs to offer more than retail.
Entertainment, food and beverage, leisure and other complementary uses contribute to a destination’s appeal. The opportunity for landlords is to create places that give people compelling reasons to visit, stay and return.
For me, the broader takeaway is that the performance of a retail destination increasingly depends on the strength of the entire proposition, not just the stores within it.
That has implications for both retailers and property owners. Retailers must be more selective about where they deploy capital. Landlords must think carefully about tenant mix, investment priorities and the relevance of their offer to consumers.
The strategic challenge is translating these insights into decisions: where to invest, where to reposition, and where a fundamentally different approach may be needed.
Understanding not only where a destination ranks, but also the factors behind its performance, can help industry leaders make better-informed decisions.
